Pilot Property Management is a Seattle-area company specializing in multifamily real estate. As we continue to grow our portfolio of 1000+ units, we are seeking a maintenance professional to join us!

Unresolved maintenance items are among the top reasons people leave an apartment. The ability of our team to quickly respond to and resolve issues is a key part of our business. While Maintenance Techs may complete some projects independently, the role requires professionalism and a customer service mindset, as we work as a team, coordinate with vendors, and interact with residents in their homes.

SKILLS / QUALIFICATIONS / QUALITIES

  • 1+ years experience in general maintenance, repairs, renovations, or construction experience preferred
  • Strong skills in painting, drywall, basic plumbing, electrical, and appliance repair
  • Valid WA driver's license* and insurable driving record - No DUIs
  • Ability to work efficiently, problem solve, and meet deadlines
  • Attention to detail and pride in a job well done
  • Good written and verbal English communication skills
  • Good tech skills - proficient using mobile apps and willingness to learn new software
  • Self-motivated and ability to work independently with limited supervision
  • Coachable and willing to be directed by a supervisor
  • Comfortable driving in and navigating urban environments - this position requires daily travel between various property sites in the greater Seattle metro area
  • Must be able to pass a background check
  • High School diploma or GED required, higher education encouraged
  • Prior customer service or property management experience is a plus
  • Commitment to company policies and best practices 
  • Ability to work indoors or outdoors, in various weather conditions

PHYSICAL REQUIREMENTS

This position requires physical work, including frequent walking, kneeling, standing, bending, stooping, reaching, lifting (up to 50 lbs independently), and climbing of stairs and ladders in/around properties. This position also requires operating a large variety of equipment and in a variety of conditions, including some work outdoors in inclement weather. Adherence to company policies regarding health and safety is a top priority.

DUTIES / RESPONSIBILITIES

  • Perform all tasks related to apartment turns, including painting, drywall repair, plumbing, electrical, and appliance installation
  • Complete turns in a way that is safe, efficient, and economical
  • Ensure each unit meets company quality standards and is completed within the required timelines
  • Diagnose and repair minor maintenance issues during the turnover process
  • Maintain a clean and organized work environment in vacant units and common areas
  • Follow all safety procedures and maintain compliance with property and company policies
  • Ensure that all work is completed according to best practices or local building code
  • Assist with maintaining an inventory of turnover-related supplies and materials
  • Keep accurate and organized records daily, including submitting receipts and expense reports, updating and completing work orders, and wrapping-up communication
  • Communicate with property managers to report progress, issues, and completion timelines
  • Maintain a positive work environment through professional communication with vendors and the property management team

ADDITIONAL INFORMATION

  • This position will work at properties located across the greater Seattle metro area (from Everett to Tacoma). Turn techs can expect daily travel.
  • Schedule: this is a full-time 40 hours/week position, approximately Monday - Friday 8:00am – 5:00pm (hours may be slightly earlier or later depending on projects). 
  • After-Hours Rotation: This role requires handling occasional after-hours calls (evenings, weekends, and holidays). The rotation occurs roughly one week per month, and techs are expected to troubleshoot and coordinate emergency maintenance requests with the team while on-call. 
  • Equipment: Turn Techs are expected to have their own reliable and insured vehicle, cell phone with a data plan, and should expect to bring some of their own tools, but most special equipment will be made accessible. 
  • Work Environment: Predominantly onsite work in the field at managed properties. Team meetings and office-based tasks happen at our Seattle office. This position is 90% in active work in the field and 10% in the office/admin (subject to change).
  • Duration: This is a temporary position expected to last through September 2025. Qualified candidates may be eligible for longer term opportunities or for promotion. 

*If hired, candidates must have a valid US driver license. If candidate currently has an out-of-state license, they must obtain a WA state license within 30 days of start date.
